Spring Newsletter and Dues

Fall 2017 Newsletter

Happy Fall and Winter to all of our Ridings Neighbors!
As our fall/winter cleanup begins, we would like to remind all of our neighbors of the following:
*Please make sure the branches of your trees at the sidewalk are cleared so pedestrians can walk by freely without having to push limbs out of the way. If you need assistance trimming trees or bushes, Fresh Start Landscaping is local and does great work.  Tim Butler:  610-996-2342
*When walking your favorite pet, please cleanup after it, as someone is not cleaning up after their pet repeatedly throughout the neighborhood. We are aware of who it is. Remember there are cameras now at several homes and you can be seen.  Please be courteous.
*To prolong the life of your screens, it’s a good idea to remove them for the winter.  When they freeze and thaw, this is when they rip, tear, tilt, get bent and fall out.    If you need screen replacement, Home Depot carries most shapes and sizes.      
*If you are an original owner and have windows that have broken their seal, there is a lifetime warranty on them and the only cost to you is the shipping of the new window.  Very easy to install.  Just contact the window company directly.  They will help you with your order.  If you need replacement windows, shutters or screens,   SWI Incorporated is local and can assist you as well as Home Depot or Lowes.      
*If you have a gas or wood fireplace, please have them serviced.  We want our keep our homes safe. Nests can be built during the warm months, and you don’t want to block the exhaust vent.  The Gas Works Company is local and can be reached at 610-816-0372, they do a fantastic job inside and outside of the fireplace.    Also Chimney Cricket can be reached at 610-833-1034 for wood fireplaces and wood burning stoves and chimney cleanouts from Creosote. 
*It is always a good idea to have your dryer vents cleaned out as well, as this is a fire hazard. You would not believe what comes out of there every year!   There is an attachment you can purchase that attaches to a power drill that is easy to use and cost less money to use, or you can have it serviced by any local carpet cleaning company.  Dri-Masters is a good one and can be reached at 1-800-897-4032.   
*Batteries:  All of the smoke detectors throughout our homes are hard wired.  However, batteries should be changed in the fall in case of a power failure in the months to come which is inevitable.  Please replace them if they are older than 10 years,  they are out of date.
*All outdoor lighting should be in perfect working order.  Check the bulbs in the lamppost, as this is our only source of sidewalk light for our neighbors.  If you need a reliable electrician to assist you, Electrical Plus in West Chester is great and can be reached at 484-459-4940.
*THE RIDINGS HALLOWEEN PARADE:  Cristen McMichael has brought this wonderful even back to our neighborhood. We have tons of kiddos just waiting to show off their costumes.  The event will be held on Sunday October 29th at 330pm.  We will begin at Blue Ribbon Circle and end at Martin Park.  All are welcomed kids that are big and small!  Parents too, dress up!  If you would like to contribute to the party and will attend, please contact Mrs. Cristen McMichael at with the number of children and adults that will be attending. 
*UWCHLAN YARD WASTE:    The following dates are already scheduled for yard debris:  October 14th, October 28, November 4th, and December 9th.  ALL yard debris must be bundled/tied, or bagged.  Please place curbside the NIGHT BEFORE PICKUP.  Do not put it out weeks or days prior as our regular trash WILL NOT pick it up, as it is an eyesore for your neighbors. 
*SNOW REMOVAL:  PLEASE, remove all snow from sidewalks within a few hours of snowfall.  We have contracted Brogan Landscaping to do the ramps at each corner.  If you need a snow removal company to help you this year, pick one and get on their schedule now.  They fill up quick!
* If you have lawn treatments or work done at your home and there is a sign in your front yard, please remove them after a few days.  
*HOLIDAY LUMINARIES:  Mrs. Donna Crowley has agreed once again to do our beautiful holiday lighting for us.  You will receive your candles in your mailbox in December along with instructions when and where to place them.  This year, we will be placing them in honor of people around the world that have suffered and continue to suffer from all of the devestation from storms, fires, floods  hurricanes and earthquakes.  Please keep all of these good people in your thoughts.    
**Finally, please go to our Ridings home page and register with us and update any information that might have changed this year.  Also, please like us on our Facebook page as this is where we have a lot of posts that should be seen by all.

Winter Update

Holiday Greetings from your Volunteer Homeowners Association Board!
Since our last meeting in October, we would like to update you on several accomplishments in our neighborhood over the past couple of months:
As you may have noticed, many of the dead trees have been removed from our main entrance.  We will see how the weather cooperates with the removal of the remainder of those partially alive and if they survive the winter.  Two new trees have been planted.
Two large dead trees in our common area behind two homes that were in danger of falling were removed last month as well.
We have contracted with Brogan Landscaping to remove snow in common areas, sidewalks in common areas and at each and every corner.  If you have a sidewalk, it is required by Township ordinance to be cleared within 12 hours of a completed snow storm.  This is not only a rule of Uwchlan Township but a safety consideration to our neighbors.
The white fencing of our entranceway has now been uncovered of overgrown vegetation and will be power washed shortly.
The retention pond on Wagon Trail has been cleared and the fencing has been repaired.
Uwchlan Police have been and will continue to monitor speed through our neighborhood as well as school bus safety.  See the HOA website for further information.
In order to have extra funds towards other proposed projects in our neighborhood, we will be closing the post office box in Exton and saving the HOA approximately $400 annually.  All vendor invoices going forward will be remitted to the HOA via email, and our HOA email address will be the primary communication vehicle for vendors and neighbors.  If you should need to contact the Board via hard copy of anything including architectural requests, it may be sent or delivered to 598 Charles Drive, but sending via the HOA email address noted below is preferable.  
Our neighborhood luminaries will be delivered to each home soon!  Instructions for placing them outside your home will be attached to your bag.
We have been advised by the Township that the solar light at Charles Martin Park will be repaired as soon as the replacement part comes in. 
As noted in our General Meeting minutes of 10/23/16 as contained on our HOA website, our By-Laws have been formally amended to institute a one-time $600 capital contribution on all homes purchased in our development effective immediately, payable by the buyer.   A capital contribution by incoming homeowners is a very common and standard practice by all HOAs, providing a critical source of capital repair funding.
On a lighter note, the blue sofa was removed from the HOA common area behind the homes at Wagon Trail and Pony Circle.  How it got there more than two years ago remains a mystery.

Speeding in Neighborhood

Hello Neighbors:
Here is the update for the speeding situation in the Ridings. Uwchlan Police have been in the neighborhood for a few weeks now surveying for speed and school bus issues. The average speed is between 25 and 30, according to their radar, sometimes lower, and does not warrant speed limit signs, according to them. As far as the school bus stop at Canter and Wagon Trail, there is a police report now on file, which one of the surveying Police Officers filed, which will hopefully be an eye opener for the bus company to move that stop to a safer area for the children. If anyone has any concerns, please call Sergeant Alexander directly. Uwchlan police want to stay informed.
On another note, each and every corner in our neighborhood will be either shoveled or plowed by Brogan, our neighborhood landscaper this year. We need to keep all of our bus stops clear and safe for the kids and safe for our walking neighbors too!
